Don Kegley is Chief Executive Officer of Cunningham-Limp, a solution-oriented real estate development company, with a focus on making a positive impact on people, communities, and projects. As the visionary, he is responsible for the leadership and growth of the company.

In his role, Kegley is instrumental in overseeing the conceptual development and feasibility studies for prospective projects, including new construction or existing building evaluations, land acquisition, assisting clients in the early stages of facility assessment, arranging project financing and coaching, owning or leasing decisions.

With more than 35 years of service, Kegley has been involved in the design, development, and construction of more than $1.9 Billion in commercial, industrial, research office, and recreation facilities in 20 states.

Prior to joining Cunningham-Limp, Kegley had extensive experience working as a Certified Public Accountant for Plante Moran where he served his clients in the construction and real estate development space.

Kegley serves on several boards throughout Metro-Detroit and is the co-founder of Eagles for Children, a nonprofit organization committed to supporting local charities helping youth through partnerships with golf clubs. Members of participating golf clubs pledge a nominal amount for every eagle scored on their course during the season. 100% of the proceeds from eagles go to organizations serving children in the members’ community selected by the participating club.

He earned a bachelor’s degree in Business from Michigan State University.

Samuel J. Ashley is President of Cunningham-Limp, which he joined in 1997.

With more than 25 years of experience in all aspects of construction operations, Ashley is responsible for establishing a structure around the client’s vision, while focusing on budget and schedule.

Ashley works closely with the design teams to provide unique and creative value engineering assessments, constructability recommendations and ultimately developing a platform that will be successfully constructed.

Ashley serves on the board of Leaders for Kids, an Advisory Board of the Children’s Hospital of Michigan Foundation.

He earned a bachelor’s degree in Construction Management from Ferris State University. He is also LEED AP certified. He resides in Waterford with his wife and two children.

Randy DeRuiter is Cunningham-Limp’s Senior Vice President of Client Services.

Known for his ability to develop a high-level of collaboration between owners, designers and construction professionals, Randy is a registered Professional Engineer with more than 30 years of experience in the design and construction of senior housing, industrial, R and D and multi -story office buildings.

Randy’s current responsibilities include client development, client retention and overall business plan management.

Randy’s vast experience also includes the historic renovation of Cordia Senior Living, which included an extensive 120,000 sq ft restoration of the State Mental Hospital that was built in the late 1800’s in Traverse City.

Prior to entering into the construction industry, he gained valuable experience as a consulting engineer with a firm specializing in geotechnical engineering and material testing. Randy has a Bachelor of Science in Civil Engineering from the University of Michigan.

Bobby Peplinski is Cunningham-Limp’s Chief Financial Officer.

In his role, Peplinski is responsible for the financial strategy and overseeing all financial functions of C-L, including forecasting, budgeting, financial performance and reporting, and client relations and assistance on the project billing process. In addition, Peplinski is responsible for the risk management for C-L, including reviewing and negotiating contracts, maintaining corporate and project insurance coverage, and maintaining bonding and banking relationships.

Prior to joining Cunningham-Limp, Peplinksi practiced law at a local firm, specializing in contracts, providing insurance coverage decisions, and litigating various matters as an insurance defense attorney.

Peplinksi volunteers his time to complete the financial reporting and oversight for the Eagles for Children charity that works with various country clubs to donate to local youth charities.  He also volunteers his time to complete the financial reporting and oversight for a company that provides affordable housing in the Traverse City area.

Peplinski earned a bachelor’s degree in Accounting and a law degree from Wayne State University. He resides in South Lyon with his wife and three children.

Lindon Ivezaj is Cunningham-Limp’s, Chief Operating Officer. In his role, he is responsible for overseeing day-to-day operational functions while working closely with project teams to deliver the client’s vision.

Ivezaj has a well-rounded track record in the industry with nearly 20 years of experience on a national scale. Some of his work includes high-profile commercial buildings in the most competitive real estate territories of the U.S. Additionally, Ivezaj has extensive experience with municipal construction, corporate and residential development, and civil engineering.

Lindon has a Bachelor of Science in Civil Engineering from New York University (NYU).

Andy Cole is Cunningham-Limp’s Senior Vice President, Northwest Michigan Region. Andy brings a wealth of experience and an impressive network in the area, demonstrating Cunningham-Limp’s commitment to delivering exceptional results for clients and communities in Northwest Michigan.

Prior to joining the team, Andy worked alongside Cunningham-Limp as a consultant on the recently completed Commongrounds project in Traverse City. Throughout his role on that project and professional journey overall, Andy has shown the ability to lead teams, creatively drive success, and build strong relationships. His diverse expertise in strategic planning, business development, and project management makes him an asset to Cunningham-Limp and the Northwest Michigan region.
